1. General Conduct
- Treat the space and your fellow customers with respect.
- Offensive language, threatening behavior, and abuse of staff or other users will not be tolerated.
- Use the space in a manner consistent with typical office usage.
- You must not perform any activity that is likely to be disruptive or dangerous to buro., other customers, or their property.
- Discrimination and harassment will not be tolerated.
- You must not use the space or resources to conduct or pursue any illegal or offensive activities.
- You are responsible for any damage caused to the space or buro.'s property by you or your guests, excluding fair wear and tear.
- Smoking is not permitted inside the Premises at any time, but is allowed in outdoor areas as long as it does not disturb others.
- You must not conduct auctions or sales, or use the Premises for medical or retail activities involving frequent public visits.
- Explosive, flammable, or corrosive fluids or chemicals are not allowed on the Premises.
- Sleeping and loitering are not permitted. Although drivers may use the front garden from time to time, they must maintain decorum and are the direct responsibility of the member or customer they are associated with.
- All persons of legal drinking age who consume alcohol in the space must do so responsibly. No person under the legal drinking age may consume alcohol in a buro. space.
2. Access and Security
- Your digital key or key tag is for your exclusive use.
- You may not use your access key/phone to let another person into the Premises.
- Sharing a key or security code with another person, whether a team member or member of the public, is strictly prohibited and may result in immediate membership cancellation.
- Sharing your internet PIN or access credentials is strictly prohibited.
- No guests or visitors are allowed in shared or private spaces unless specified in your contract or approved by Front Desk staff.
- If you wish to receive a guest, you must make a booking.
- We may provide temporary access and internet codes for guests upon request.
- For security purposes, certain areas of the Premises are regularly recorded by video.
- You may be required to present a valid government-issued photo ID to gain access.
- Delivery personnel and couriers are not allowed beyond the Front Desk.
- Do not allow others into key-tag-restricted areas without swiping their own key tags. If someone follows you into a buro. space without swiping, ask them to check in with Front Desk staff.
- Report lost or damaged key tags to the Front Desk as soon as possible. A replacement fee will be charged.
3. Use of Common Areas and Resources
- You may bring your own food into the Premises or order from any restaurant you prefer.
- A fridge is available for food and drinks; every item must be labelled. Items left overnight will be disposed of each morning by the cleaning team.
- Be mindful of strong odors when using the microwave in common areas.
- Food consumption is prohibited at coworking desks. Private office members may consume light meals and non-perishable snacks inside their dedicated office, provided food waste is disposed of daily and no unsealed food is left overnight.
- Respect others' right to quiet enjoyment and keep personal telephone conversations to a minimum unless you are in your office, a phone booth, a huddle room, or an outdoor area.
- Use headphones for online meetings and personal music; never use loudspeakers during phone calls.
- All meeting rooms, phone booths, and huddle rooms must be booked in advance through the App / Portal.
- The maximum booking time for a phone booth or huddle room is 60 minutes. A user with a booking has priority. These resources are free to members and Day Pass holders, but are not intended for meeting guests.
- Do not place paper or other items on walls in meeting or conference rooms.
- Do not operate equipment with higher heat output or electricity consumption than a typical office environment without prior approval.
- Keep your computer and other electronic devices free of malware or viruses.
- Do not use the provided internet for illegal purposes, including downloading torrents. Suspicious activity may cause our firewalls to block your internet access.
- Be mindful of coworkers, particularly at coworking desks. Keep an acceptable noise level during calls or meetings and use headphones if others are distracting you.
- Limit printing to a reasonable amount and reduce waste by printing in black and white and double-sided where possible.
- Be mindful of personal hygiene and hygienic practices in public spaces. For example, brushing teeth in shared washrooms is not permitted.
- Do not water plants or otherwise intervene in their care. Our dedicated gardener handles maintenance, and intervention may damage the plants.
4. Visitors Policy
- Your guests are your direct responsibility, and you will be accountable for any damage or nuisance they cause.
- Coworking Members must book a meeting room or purchase a Day Pass for guests who wish to work in the space.
- All guests must be registered with buro. through our app or website and check in at the Front Desk.
- Guests must be accompanied by a buro. member at all times, particularly minors.
- We reserve the right to restrict guest access if their presence or use of the space violates these rules or your membership agreement.

Disclaimer of Liability
While we strive to provide a high standard of service, there may be challenges beyond our control. We maintain robust systems and will do everything reasonable to resolve issues swiftly, but we do not assume liability for issues such as network outages, security breaches, or theft of personal property. In such instances, we will do everything we can to assist you in resolving the issue.
