1. GENERAL CONDUCT.

  • Treat the space and your fellow customers with respect.
  • Offensive language, threatening behavior, and abuse of staff or other users will not be tolerated.
  • Use the space in a manner consistent with typical office usage.
  • You must not perform any activity that is likely to be disruptive or dangerous to buro., other customers, or their property.
  • Discrimination and harassment will not be tolerated.
  • You must not use the space or resources to conduct or pursue any illegal or offensive activities.
  • You are responsible for any damage caused to the space or buro.'s property by you, or your guests, excluding fair wear and tear.
  • Smoking is not permitted inside the premises at any time, but is allowed in outdoor areas as long as it does not disturb others.
  • You must not conduct auctions or sales, or use the premises for medical or retail activities involving frequent public visits.
  • Explosive, flammable, or corrosive fluids or chemicals are not allowed on the premises.
  • Sleeping and loitering are not permitted in the space. Drivers who use the front garden must maintain decorum and are the direct responsibility of the member or customer they are associated with.
  • All persons of legal drinking age who choose to consume alcohol in the space must do so responsibly. No person under the legal age for consuming alcohol shall consume it in a buro. space.

2. ACCESS AND SECURITY.

  • Your digital key or key tag is for your exclusive use.
  • You are not permitted to use your access key/phone to let another person into the premises.
  • Sharing a key or security code with another person, either team member or general person from the public, is strictly prohibited and may result in immediate membership cancellation.
  • Sharing of your internet PIN or access credentials is strictly prohibited.
  • No guests or visitors are allowed in the shared or private spaces, unless otherwise specified in your contract or approved by Front Desk staff.
  • If you wish to receive a guest, you must make a booking.
  • We may provide temporary access and internet codes for guests upon request.
  • For security purposes, certain areas of the premises are regularly recorded by video.
  • You may be required to present a valid, government-issued photo ID to gain access.
  • Delivery personnel and couriers are not allowed beyond the front desk.
  • Do not allow others to access key tag restricted areas without swiping their own key tags. If someone follows you into a buro. space without swiping their key tags, request that they check in with the Front Desk staff.
  • Lost or damaged key tags should be reported to the Front Desk as soon as possible. A fee will be charged for a replacement.

3. USE OF COMMON AREAS AND RESOURCES.

  • You can bring your own food in the premises or order from any restaurant you prefer.
  • A fridge is available for you to store your food and drinks; however, you are required to label each item.
  • Items left in the fridge overnight will be disposed of each morning by the cleaning team.
  • Be mindful of strong odors when using the microwave in common areas.
  • Food consumption is not allowed at desks or in private offices.
  • You must respect the right of others to have "quiet enjoyment" of the space and keep personal telephone conversations to a minimum, unless in your office, one of the phone booths, huddle room or outdoor areas.
  • Use headphones for your online meetings and listen to personal music; never use loudspeakers when on a phone call.
  • All meeting rooms, phone booths, and huddle rooms must be booked in advance via the App / Portal.
  • The maximum booking time for a phone booth or huddle room is 60 minutes. Failure to book the resource will result in other users booking the same resource to have priority of usage. These resources are always free of charge to members and Day Pass holders, however they are not intended to be booked to meet your guest.
  • Placing paper or other items on the walls in meeting or conference rooms is not permitted.
  • You must not operate any equipment that has a higher heat output or electrical consumption than in a typical office environment without prior approval.
  • You must keep your computer and other electronic devices free of malware or viruses.
  • You must not use the internet access provided for any illegal purpose, including downloading torrents. Any suspicious activity may result in your access to the internet to be blocked by our firewalls.
  • Be mindful of your coworkers, in particular if you are using a coworking desk. Keep an acceptable noise level when having a call or meeting. Use headphones if other coworkers are distracting you.
  • Limit printing to a reasonable amount (and reduce wastage by printing in B&W and double-sided where possible).
  • Be mindful of personal hygiene, and hygienic practices in public spaces. i.e. brushing teeth in shared washrooms is not permitted.
  • Please refrain from watering plants or performing any other interventions. These are taken care of by our dedicated gardener, and your intervention could interfere with their regular maintenance, potentially damaging the plants.

4. VISITORS POLICY.

  • Your guests are your direct responsibility, and you will be held accountable for any damage or nuisance they cause.
  • Coworking Members must book a meeting room or purchase a Day Pass for guests who wish to work in the space.
  • All guests must be registered with buro. through our app or website. They are required to check-in at the Front Desk.
  • Guests must be accompanied by a buro. member at all times, particularly in the case of minors.
  • We reserve the right to restrict access to guests if their presence or use of the space violates these rules or your membership agreement.

5. PAYMENTS & CANCELLATIONS.

  • All fees are to be paid fully in advance. Fees are intended for memberships, bookings, or any other product or service purchased by the user.
  • No refund will be given on fees already paid.
  • For Bookings:
    • Bookings cancelled more than 12 hours prior to the booking start time will have the full paid amount credited to the customer's account for future use.
    • Bookings cancelled less than 12 hours prior to the booking start time will incur a cancellation fee equal to 50% of the booking invoice. The remaining 50% balance will be credited to the customer's account for future use.
    • Members using available credit can cancel a booking up to 12 hours prior to the booking without losing their credit.
    • Bookings can be cancelled from the App/Portal or by contacting the Front Desk during operating hours.
    • Cancellations via email are not valid if the cancellation email is sent after Front Desk operating hours.

6. PROPERTY AND LIABILITY.

  • Your personal property is your responsibility. buro. is not responsible for any lost or stolen items.
  • You must remove all of your property from the premises upon termination or expiration of your membership. Any property left behind may be disposed of, and you may be charged for its removal.
  • You are responsible for informing buro. staff if any of our property assigned to you is missing, malfunctioning, or damaged. Failure to do so will make you responsible for the cost of the item.
  • buro. maintains a public liability insurance policy that covers the space, but it does not cover your personal property. You can arrange your own insurance.
  • You acknowledge that you have no expectation of privacy with respect to buro.'s internet connection, networks, telecommunications systems or information processing systems.

  • Accessible Support: We are committed to providing excellent service. For any issues or inquiries, you can use the ticketing system in our App/Portal. Our staff will assist you promptly and effectively.

DISCLAIMER OF LIABILITY

While we strive to provide a high standard of service, there may be challenges beyond our control. We maintain robust systems and will do everything reasonable to resolve issues swiftly, but please be aware of our limitations. We do not assume liability for issues such as network outages, security breaches, or theft of personal property. However, in such instances, we will do everything we can to assist you in resolving the issue.
